Quite so and here's the list Thomas Burke gave in The English Inn (1931) not much overlap.

The Fighting Cocks, St Albans 795
    The Fountain, Canterbury 1029
    The Bell, Finedon 1042
    The Ostrich, Colnbrook 1106
    The Angel, Grantham 1213
    The Angel, Blyth (Notts) 1270
The George & Dragon, Speldhurst 1270
    The Maid's Head, Norwich 1287
    The Green Man, Erdington 1306
    The George, Salisbury 1320
    The Saracen's Head, Newark 1341
    The Crown, Chiddingfold 1383
The George, Norton St Philip 1397
    The New Inn, Gloucester 1430
    The Spread Eagle, Midhurst 1430
    The King's Head, Aylesbury 1445
    The Red Lion, Colchester 1470
    The George, Glastobury 1475
    The Lion, Buckden 1477
    The George, Southwark 1554
    The Bull, Long Melford 1580
    The George, Winchcombe 1583

He says it's not a full list and adds:

"To me it is a matter of no importance: they can fight it out among themselves in the company of the claimants to the largest market place, the ugliest Town Hall, the shortest street and the tallest hollyhock. It is enough for me that I enjoy these places and, through them, touch the earth that produced the flower of the Canterbury Tales and the Vision of Piers Plowman.

Difficulties indeed and just the Prospect of Whitby for me, which was built as the Pelican c. 1520, the current name arriving in 1777, but I doubt the actual building is early 16th century. In just London alone, the supposedly oldest pub is The White Hart dating from 1216 under a different name; the current building is hardly old - 1912. What supposedly has the oldest surviving fabric of any London pub is The Seven Stars , 1602 but apparently rebuilt around 1680.

    Details:

    1. WAPPING WALL E1 4431 (South West Side) TQ 3580 23/821 No 57 (Prospect of Whitby Public House) II 29.12.50 GV 2. Original building said to be circa 1520 but north-west, or front, elevation refaced early C19. Yellow brick, roof not visible. 3 storeys, 3 windows. Architraves to recessed sashes with glazing bars. Return or south-west elevation in imitation stone now painted white. Flush frame window. River elevation has hooded balcony with needled balustrade. Interior much altered but some C18 dado panelling on 1st floor. Included principally for historic associations and as a surviving riverside inn.

He may well have a point.

Anyhow just the two for me , The Prospect Of Whitby and Ye Olde Fighting Cocks.
    Two for me

    Old Trip to Jerusalem
    Ye Olde Man and Scythe

On my three month residence in Bolton, between houses 12 years ago, "Ye Olde Man and Scythe" was my first port of call every day! at first for my favorite Holts Bitter, then for this "orange juice" the locals were drinking. This Thatchers Scrumpy was the cloudiest (and nicest) cider I had seen and the only time I drank cider regularly in preference to the beer.

7 for me, including the Clachan, which was ok but nothing special and certainly not worth going hundreds of miles for. Indeed, I suspect on the whole that really good pubs do not feel the need to market themselves as oldest/smallest/etc but I suppose you shouldn't criticise those that seek to cash in on their USPs.
On leaving the bar, I felt a strong blow to the back of my head. Turning round, I discovered it was the pavement

    [/I].
Quite surprisingly there are only 3 on the 1931 list that are no longer pubs:

The Fountain, Canterbury was destroyed in an air raid in 1942
The Saracen's Head in Newark closed in 1956 and is now Barclays Bank
The George, Winchcombe, closed in 1989 and was converted to shops/residential.
On leaving the bar, I felt a strong blow to the back of my head. Turning round, I discovered it was the pavement
