I think at this point ,you need to enter into personal negotiations.

With whom; the BBPA
coz it looks like to me they have not done there calculations properly
If the lease/ rent was in there then I'm sure one would be in negative equity

With whom you intend to lease/rent the property from.
As for negative equity, its one reason why so many pubs are closing.
