Done Flurets, mainly up for sale but some leases but are a bit out of my price range. the pubcon sites like findmypub.com are mainly tied houes where they rip you off at 200 quid for a barrel of carling, but there are some free of ties on there from upwards of 10K/ year rent, but just depends if they can be bothered to make any effort replying to your emails or answering the phone to you (so long as you did not withhold your number, red oak taverns spings to mind)

Yes there are some free hold pubs advetised there starting at 10K rent, grotty run down and cant make ends meat type of pubs. But for for my requirments that dose not matter really
