Hi there
For those of you who saw my last post will know I am looking for a pub to run
And I have now found a couple of locations suitable for what I want
These are abandoned pubs out in the middle of nowhere
So I cant see them having a lot of value
But before I contact the estate owner to see if they will rent them
I need to know how much it is going to cost to run them
What costs should I expect and how much
Like What type of council rates would I be charged

Thanks

The only advice I can give you is if they are abandoned pubs in the middle of nowhere they are trying to tell you something. As a landlord once told me the easiest way to end up with a million in the pub game is start with 2 million. good luck.

This may sound harsh but if you are going into this venture and having to ask questions like this on a beer and pubs forum are you not taking a huge financial risk?
I certainly don't have any answers!

I guess I'm on the wrong forum then
As it would appear that this forum is for punters and not landlords

The only landlord I know of on this forum is Boots60 (http://forums.pubsgalore.co.uk/member.php?23826-Boots60). You could maybe try sending him a personal message.

Landlord!!! The thought of it. I don't think my liver would last too long with all that temptation! Good wind up though Sheffield.

I was for six weeks, didn't like it at all and gave it up as a bad idea.

If you are genuine check out the British beer and pub association they have a site that gives you typical costs and possible profits for different types of pubs.Type in the search box-costs of running a pub.

The best place to start for business rates Ect would probably be the local council Once you know the address you want. here is a link to local Gov. https://www.gov.uk/introduction-to-business-rates/pubs-and-licensed-trade You should find some very useful information on this site just click on links within the site to follow though for more info in different categories. Was in the trade as bar manager but pre 1979 things have changed big time since then.

I did check this out the other day
http://s3.amazonaws.com/bbpa-prod/attachments/documents/resources/21191/original/Cost%20guide%20for%20tenants%20Jan%2015%20FINAL.pd f?1423127515
But it just no good
everthing is summarised on a percentage score with no real actual costing on things like water rates, council tax, and how much for a keg of bear

When you use the google search term 'cost of running a pub' all you get is the about link; copied and pasted 1000 to the power of 1000 times

Apologies for the mix up. I was looking at a posting in the wrong thread at the time!

Business and water rates are derived from the rateable value, you can look here to get an idea of what to expect.

http://www.2010.voa.gov.uk/rli/en/basic/find

see here for the multiplier

https://www.gov.uk/calculate-your-business-rates

Water board web sites will give you an idea of unmetered tariffs.

Any beer wholesalers website will give you an idea of how much a keg of beer is

OK so reading that link you provided; gave me this link
http://app.voa.gov.uk/business_rates/PublicHouses/Guide_to_Public_Houses_R2010.pdf
valuation of public houses
It would appear that the rates are about 10% of your turnover

But I have also heard that there is another charge
Based upon the square area of your premises

The above link gives you a list of all the overheads to running a pub
There is no rent of the premises in there

I think at this point ,you need to enter into personal negotiations.

With whom; the BBPA
coz it looks like to me they have not done there calculations properly
If the lease/ rent was in there then I'm sure one would be in negative equity

With whom you intend to lease/rent the property from.
As for negative equity, its one reason why so many pubs are closing.
